I bet there is more than one HOA though. The worst ones are in Aliso Viejo with 3 HOAs for some of them @ $350 each + some extra miscellaneous other fees. If the lender needs a condo certification, that's usually another $100, unless you need it soon, and they charge an extra $50 - $75 for a "rush fee."
