So true. Home ownership is a long term commitment. Too many people are treating their home loans like they don't mean anything. It is for better or for worse. If the market goes down, but you can still afford the monthly payments, you should stay in the home.

Yes - I think that is definitely excessive! I bet there is more than one HOA though. The worst ones are in Aliso Viejo with 3 HOAs for some of them @ $350 each + some extra miscellaneous other fees. If the lender needs a condo certification, that's usually another $100, unless you need it soon, and they charge an extra $50 - $75 for a "rush fee."

Get involved with your association, and put pressure on the Board of Directors to limit these fees!

We recently bought a townhouse in Orange County, and the association charged $850.00 fees to the seller, although the seller was a bank, I think the fees were extremely excessive.

The agent referred me to her broker and I was told that I was in a good position.

If I may ask, why would you be hesitant to move in?

Thanks,
Mildred

Hi Mildred -

Yes, I said it is a very one-sided view. It was written with the idea that any delay of the closing was due to the buyer, or his lender.

When it is a seller-caused delay, I would be very hesitant about moving forward, or moving in.

What did your agent recommend?

This is an interesting, one-sided view. How about when the seller does not complete going to court for bankruptcy and the buyer has shipped all household goods to the address, wired the closing costs, and is waiting to move-in? The buyer paid to have the carpets cleaned. There were leaves on the floor in the master bedroom and the toilets filthy. And the seller is doing us a favor? We are out the fee for an appraisal, the house inspection, the notary signing, etc.

Yes, spending a bunch of money on a float that is seen on tv for 3 minutes a couple of times seems pretty wasteful to me. I've heard that the floats cost upwards of $300,000. At least they didn't spend that money on more dumb newspaper ads!

I loved the NAR Realtor Rant! I couldn't agree more. I'm also a little disturbed by NAR's float this morning - another example of our dues hard at work.

Pretty impressive turnout on your predictions, particularly given the market volatility. Well done!

It sounds like you would be happier in an association where there are rules and the rules are enforced! That's where you have to read the minutes to see how many people are either getting fined, or complaining that the rules aren't enforced.
